May 2024: Springtime Choices
We went to Barcelona over spring break, and although I loved all the culture and the mouth-watering tapas, all I kept thinking was—I gotta get me one of those Gaudi houses! Sigh. A postcard will have to do. One of Casa Mila and Park Guell to salivate over as a souvenir. Back home, we were excited to learn that Ryan got multiple scholarship offers from his top-choice schools! He’ll be going to the University of Miami this fall, and we couldn’t be happier.
As for the real estate side of life, we are busy launching the last of our spring market properties, trying to get them out there before everyone goes away for the summer. Obviously the rise in interest rates had some buyers slamming on the brakes and delaying their purchasing plans. But others are boldly going ahead and taking advantage of what might be a less competitive situation. Of course, sellers have caught on, and sometimes you’ll find an intentionally underpriced property designed to create a buying frenzy. If you’re a first-time buyer, this can be super frustrating since these bidding wars make for good storytelling for owners and selling agents alike but are not reflective of the actual economic reality of the market.

For your first peek behind the scenes, we’re starting at the beginning. We have three new developments we’re currently working on, and we began with evaluating the lot our developer planned to purchase. Specifically, we ask ourselves what’s the best way to maximize the use of the new building? Who are our target buyers who will love what we have to offer? What amenities will they want? How many bedrooms do they need? When those questions are answered, we turn to price, trying to find a number that is right for the market in two years and will draw buyers in. There’s a lot to consider at this early stage, but doing our research at the beginning helps us guarantee success in the future.
